Here’s a quick look at the documents that you’ll need to pull together.

  • Government issued photo identification and Social Security card.
  • Address(es) for the past two years.
  • Employment (past and present) for the past two years. We’ll need name(s) and address of each employer along with more information on any gap in employment.
  • Income for the past two years. The fastest way to do this is to provide your last two tax returns along with copies of your pay stubs from the past two months.
  • All money-related assets. You may be asked to provide the last two or three months’ statements from all checking accounts, savings accounts, money market, IRA, mutual fund and brokerage (stock) accounts.
  • All debts. Once you provide consent, Capital Funding and Mortgage will pull a credit report for each borrower to reveal the information we need on credit card debt, installment loans (like student loans), car loans and your current mortgage or home equity loans if you’re refinancing.
  • The Sales Contract. For purchase transactions, The CayCapital Funding and Mortgage will need a copy of your original purchase agreement.
  • Refinance transactions: For Refinance transactions, we will need a copy of the mortgage statement, the homeowners insurance declarations page, the property tax bill and the HOA coupon/bill if you have a HOA.

Business & Personal Financials
  • Last 3 years business tax returns
  • Last 3 years personal tax returns (for all guarantors)
  • Year‑to‑date Profit & Loss statement
  • Year‑to‑date Balance Sheet
  • Personal Financial Statement for all owners/guarantors
  • Business bank statements (last 3–6 months)
  • Personal bank statements (last 2–3 months)
  • Resume / professional bio for principals (shows experience)
Entity & Legal Documentation
  • Articles of Incorporation / Organization
  • Operating Agreement or Bylaws
  • EIN letter
  • Business license (if applicable)
  • Ownership structure chart
  • Certificate of Good Standing
Property Documentation
  • Purchase contract (if purchase)
  • Current rent roll (for investment properties)
  • Last 3 years income & expense statements for the property
  • Trailing 12‑month P&L (T‑12)
  • Current property tax bill
  • Insurance declarations page
  • Existing appraisal, environmental report, or property condition report (if available)
  • Site plan, photos, or marketing brochure (if required)

Non‑QM loans

Identity & Residency
  • Government‑issued photo ID

Income Documentation
  • 12–24 months personal or business bank statements
  • Business license or CPA letter verifying business ownership
  • Profit & Loss statement (sometimes required)
DSCR (Debt Service Coverage Ratio) Loans

  • Market rent estimate (appraiser will provide)
  • Property operating history (if applicable)
  • No personal income documentation required (program‑dependent)
Asset‑Qualifier Loans
  • Asset statements (last 12 months) for: Checking / savings Brokerage accounts Retirement accounts
  • Documentation showing liquidation terms (if needed)
ITIN Loans
  • ITIN letter
  • 2 years tax returns (if applicable)
  • 12 months bank statements
  • Proof of employment or self‑employment
Property Documentation
